This lovely stone farm house for sale in Tuscany is near the small hamlet of S. Pellegrinetto at about 1000 m above sea level and in a peaceful, tranquil area. It has about 80m² over 2 levels with lovely views & about 3000m² of terraced hillside terrain to create your gardens, your fruit trees, your arbors & seating areas in the hot, Tuscan sun.
As always with the rustics, there’s plenty of work to do, but this one is in good shape & the fixes are largely cosmetic, to get started.
Not sure we entirely agree with that particular shade of green as the focal accent color, but for the moment it holds a certain charm! There are some sweet & rustic architectural details throughout.
The kitchen area is quaint but could use some improvement…

As always, with these bargain properties, it’s important to keep in mind that Italy has been economically distressed for some time now. Add in the factor of 2 years of lockdown & COVID and people just aren’t able to keep up with properties, even modest ones, that they can’t afford. Now really is an excellent time to buy, but don’t be too critical of décor & habitable standards.
We think it’s best to appreciate what we can find for such small prices, and work to revitalize these areas with the trade we can provide to the locals as we renovate & restore some of these super cool properties.
Water & electric are present & working and as always the house needs modernization works & your personal touch. We’d probably trim that tree back a bit to take advantage of those views, just sayin’. Nearby is a phenomenal natural wonder, The Grotta del Vento (Grotto of Wind) in Fornovolasco, Lucca… The Grotta del Vento is located in the center of one of the most evocative areas of the Apuan Alps Natural Park, characterized by rugged rocky peaks, slender ridges, vertical walls, immense panoramas. Further down, vast forests cover the sides of deep valleys crossed by streams that in some places have carved particularly spectacular canyons.The karst phenomenon is present everywhere, with large areas of absorption, chasms, crevices and sinkholes under which the water has dug a dense network of tunnels, wells and halls forming a large complex of underground cavities. Among these, the Wind Grotto, equipped for tourist visits, is by far the most important, both for its length and for the extraordinary variety of aspects that make it a true encyclopedia of deep karst, in which all evolutionary processes are still ongoing.
Very few of the old customs posts in Tuscany are also well preserved. And speaking of taxes in Italy……
